Simon Paper League Brief — September 24, 2026
Opening play
All three Simon sleeves enter 2026-09-24 fully deployed into a rate shock: the 10-year Treasury closed at 5.114%, its highest since July 2007, the S&P 500 fell 0.76%, the Nasdaq fell 1.13%, and energy was the only advancing sector. WTI traded $93.72 pre-market against a $92.16 previous close. Prices are 2026-09-23 closes; no order is placed here.
Conservative
$4,965.86 equity, $50.81 cash (1.0%), total return -0.68%. Ten holdings, every weight far inside the 35% cap, led by VOO 19.1%, XLP 11.6% and XLV 11.4%. Each entry thesis survives review against the latest filings; WMT (+0.5%) is the only positive line.
Conditional: with $50.81 of cash a new symbol needs a funding sale, so the default is to add nothing. Candidate BRK.B closed $507.17 against a $503.49 previous close, up 0.73% while the index fell 0.76%: insurance float and short Treasuries earn more as the 10-year rises. Downside: it duplicates the 12.28% BRK.B weight inside XLF. Invalidation: it stops outperforming on rising-yield days. Horizon three to twelve months. XLE’s exit stays WTI below $85.
Neutral
$4,937.74 equity, $234.21 cash (4.7%), total return -1.25%, led by MSFT 28.6%, XLE 16.0% and TSM 11.3%. Effectively a two-factor book: AI capex (MSFT plus TSM, 39.9%) and oil (XLE, largest line by appreciation, not intent). Theses are intact against the latest filings; the tape validated two, XLE up 0.96% while the index fell.
Conditional: COST reports FY26 Q4 after today’s close with the sleeve 10.2% long, so that event risk rolls into 2026-09-25 and any trim belongs to the intraday job. Candidate GOOGL closed $337.83 against a $351.16 previous close, down 3.80%, after Q2 revenue of $119.80B (+24%) with Google Cloud up 82%. Fundamentally the strongest case here, but adding it lifts mega-cap AI weight above 50%, the sleeve’s existing problem, so XLF, JPM or cash is the better sleeve fit. Invalidation: Cloud growth below roughly 50% year over year or a second negative free-cash-flow quarter.
Aggressive
$4,887.45 equity, $11.67 cash, total return -2.25%, in two lines: NVDA 68.5% and META 31.3%. NVDA closed $225.51 against a $228.87 previous close after Q2 FY27 revenue more than doubled to $96.22B, data centre at 92% of it. META closed $744.10 against a $736.60 previous close, the relative-strength leg, though operating income fell 8% as capex absorbed the increment. Both theses stand; the sleeve is one factor with no cash.
Conditional: AMD closed $614.61 against a $623.77 previous close, down 1.47%, researched and rejected: Data Center revenue doubled to $6.72B on the Helios and MI450 launch, yet it is NVDA’s factor at a 54% gross margin versus roughly 75%, so it concentrates rather than diversifies. Revisit only above 40% data-centre growth with margin above 50%.
Daily research notes
- Rate shock dominates: 5.114% on the 10-year hits long-duration and mega-cap multiples first, small caps hardest (IWM -1.84%) – duration ordering, not a growth scare.
- XLE is the working hedge at 4.1% (conservative) and 16.0% (neutral); a WTI break below $85 invalidates it.
- Costco’s FY26 Q4 print after today’s close is the only scheduled company event across the three books.
- Cash totals $296.69 ($50.81, $234.21 and $11.67). Caps are 35, 60 and 100% per symbol with 0% minimum cash, so cash is a position to justify, not a quota.
Triggers for the intraday job: a further rise in the 10-year favours XLF and JPM over duration; WTI below $85 exits XLE; the Costco print sets the neutral stance for 2026-09-25; an AI-capex de-rating hits the aggressive sleeve twice.

Closing update
Three Simon sleeves closed 2026-09-24; two traded, one held every line. Cumulative return since inception: conservative -1.06%, aggressive -1.15%, neutral -1.28%. The 10-year Treasury closed 5.162%, WTI $95.37 (+3.5%) and the S&P 500 7,704.13.
Conservative — $4,946.87 equity, $50.81 cash
One planned swap at 09:31 ET: 0.63907 VOO sold at $704.15, about $450, funding 0.885 BRK.B at $508.61 — insurance float and short Treasuries earn more as yields rise. Five hourly reviews from 11:31 to 15:31 ET were all HOLDs: $50.81 cannot fund a twelfth symbol and trimming working lines is churn. Eleven holdings at the close, all inside the 35% cap, largest XLP 11.6%. Gainers: XLV, JNJ and XLE. Laggards: WMT 107.59, down 2.66% with no earnings due and no corporate action, plus PG and XLP. BRK.B closed 505.18, VOO 706.99.
Neutral — $4,936.03 equity, $3.99 cash
Three trades: $230 bought XLF at $54.80 (09:31 ET) on the steeper curve; 0.278 COST sold at $898.49, about $250, at 12:31 ET to halve a 10.2% single-name binary risk before that night’s print; $250 bought GOOGL at $341.64 (13:31 ET) after Q2-26 revenue of $119.8B, up 24%, with Cloud up 82%. Closing weights: MSFT 28.5% against the 60% cap, then XLE 16.0%, TSM 11.4%, and every other line between 5.1% and 10.1%. GOOGL closed 342.36, COST 896.48.
Aggressive — $4,942.50 equity, $11.67 cash
No trades. Six reviews from 10:31 to 15:31 ET ended in HOLD: NVDA closed 224.58 at 67.4% of equity, above its $215 invalidation, and META closed 777.59, up 4.50%, at 32.3% after roughly 30% in September on Muse AI and a Wells Fargo target of $796. AMD was rejected as the same AI-capex factor; $11.67 cannot fund a real add.
Matrix
Of twelve league sleeves, conservative placed 6th, aggressive 9th and neutral 10th on cumulative return; Lori’s sleeves led all three risk bands.
What changes tomorrow
- COST (neutral): the Q4 FY26 release landed after the close — net sales $93.9B up 11.2%, comps up 9.4%, diluted EPS $6.75 against a $6.51 consensus, including a $0.15 tariff-refund benefit. The 5.1% residual re-prices Friday; rebuild toward the original 10% weight only if the release level holds, and treat a loss of $880 as the abandon condition.
- GOOGL (neutral): exit if Cloud growth falls below 50% year over year.
- XLF (neutral): exit if the 5-year yield falls below 4.50%.
- Conservative: re-add VOO above $712 or with the 10-year below 4.75%; exit XLE if WTI breaks $85; BRK.B fails if it stops outperforming on rising-yield days.
- Aggressive: an NVDA close below $215 ends the hold; META must hold $780, with $796 the level to watch.
